Permanent Lighting for Dallas Neighborhoods, From Lakewood to Oak Cliff
Dallas is our home base, and few cities have a wider mix of rooflines. Craftsman bungalows in the M Streets, Tudor and Spanish-style homes around Lakewood, ranch houses and newer two-stories in Lake Highlands, and hillside homes in Kessler Park and the rest of Oak Cliff all need a different layout.
Permanent lighting replaces the yearly ladder routine with a track system that stays up, blends into your trim and runs holiday, everyday and game day scenes from your phone.
Older homes, mature trees
A lot of Dallas’s most loved neighborhoods were built before anyone planned for roofline lights. Fascia boards can be original wood, eaves can be shallow or decorative, and big live oaks and elms often hang right over the roof. We check the condition of the trim at the design visit and plan the track around limbs, gutters and dormers.
Branches that rub or drop onto a roofline are the most common cause of damage after a storm, so we’ll point out any spots where trimming would help protect the lights.
Neighborhood rules and conservation districts
Some Dallas neighborhoods have an HOA, and some older ones fall within a conservation or historic district with their own standards for exterior changes. The rules vary a lot from one area to the next, so check your HOA or neighborhood rules before you schedule an install.
The track is low-profile and color-matched to the trim, and we can give you the product details and photos a review committee usually asks for.

Usually, yes. The track needs a solid fascia or roof edge to mount to. If the wood is soft or damaged, we’ll show you at the design visit so it can be repaired before we install.
